Those citywide figures are starting points, not substitutes for tightly localized comps. Housing stock, renovation scope, site utility, and flood or elevation factors still separate otherwise similar dwellings — and a closing from a neighboring Palm Beach County city is not an automatic substitute for a Lake Worth sale of similar size.
